Dorm vs rented room: cost, rules, and risk at a glance

There is no single answer for everyone, but you can decide for yourself in five minutes. Answer three questions: which campus you will attend in year one (many universities have several campuses, see below), whether you really need to cook and come home late, and whether your family prefers a fixed amount per semester or accepts flexible monthly costs. If two of the three point toward stability, the dorm is the sensible choice for your first semester.

The dorm experience of most seniors is quite similar: spend the first semester in the dorm to get used to the city, meet classmates, and learn which areas near campus are safe, then consider moving out in year two if needed. The thing to avoid most is transferring a deposit for a room you have only seen in photos before you have even arrived in the city — the most common way freshmen lose money during enrollment season.

If you are undecided, apply for the dorm first (usually alongside enrollment) and look at rooms in parallel. If you get the dorm you can still withdraw; missing the dorm deadline and only then searching for a room puts you in the weakest position.

How much does a university dorm cost? Dorm info for 5 universities (2025-26)

Dorm fees differ by university, and not every school publishes them online. Among the 5 universities, only EIU's dorm fee is stated clearly, in its 2025-26 student handbook: 800,000 VND per room per month, with up to 4 people per room — so with a full room the per-person share is quite manageable. The other four (HCMUT, UEH, HCMUTE, TDTU) have not published a fee online; check the university dorm site during enrollment season or ask the dorm office before budgeting.

A few school-specific points worth knowing. TDTU has 4 buildings (H, I, K, L) with 4,772 beds (figure from dormitory.tdtu.edu.vn, 2025) in 2/4/6/8-person rooms, each with a balcony and private bathroom. HCMUTE's dorm application notices and approved lists are posted publicly on ktx.hcmute.edu.vn, and the university also runs a free mini-dorm program for some students. If you are wondering where UEH's dorms are: UEH has 2 dorms in the city center (135 Trần Hưng Đạo and 43-45 Nguyễn Chí Thanh) and a shuttle between campuses (confirm the schedule at ktx.ueh.edu.vn or the Student Affairs office).

For HCMUT, the Bách Khoa dorm is at 497 Hòa Hảo near campus 1 (former District 10), while students at campus 2 in Dĩ An use the shared VNU-HCM dorm in the university village (zones A and B). Room prices for zones A and B and the registration procedure are announced each academic year on the VNU-HCM dorm's channels — read the current year's notice rather than trusting old figures circulating online.

Freshman dorm registration: when it opens and how not to miss the deadline

Freshman dorm registration usually runs alongside enrollment, i.e. late August to early September. For reference, the 2025 calendar: HCMUTE started its academic year on 18 Aug (K2025 freshmen enrolled in September), HCMUT opened semester 1 on 25 Aug with freshmen enrolling in early September, TDTU received freshmen in August, and EIU held its opening ceremony on 5 Sep. Each university's dorm application open/close dates change from year to year — follow your university's dorm site or enrollment guide.

The general process is similar everywhere: log in to the dorm portal (TDTU uses ktx.tdtu.edu.vn with your student account), submit the application with documents, wait for approval, pay, and move in. HCMUTE publishes the approved list online so you can check whether your name is on it. HCMUT students studying in Dĩ An register with the VNU-HCM dorm, a separate system unrelated to the Bách Khoa dorm on Hòa Hảo — do not apply to the wrong one.

Many students miss the TDTU dorm registration deadline, either from applying late or assuming registration comes after enrollment. What to do: ask the dorm office whether there is an additional round or a waiting list; if not, switch immediately to finding a room around Tân Hưng (former District 7) using the guide below. For students in the Bình Dương area, the EIU dorm also accepts students from other universities — a backup worth considering.

• Step 1 As soon as you get your admission letter, open the university dorm site and note the application opening date, deadline, and submission method (online or in person).
• Step 2 Have scans ready of your ID, admission letter/student ID, passport photos, and any priority-category documents if the university considers them.
• Step 3 Apply early in the first round, check the approved list, and pay on time — being approved but not paying can also cost you the spot.

Dorm life tips: cooking, curfew, and the rules to ask about first

The two questions freshmen ask most are whether cooking is allowed and what time the dorm curfew is. The honest answer: it depends on the dorm, and the rules are in each dorm's own regulations — there is no nationwide standard. This article does not list gate-closing hours or kitchen rules per university because every dorm is different and they can change from year to year — ask the dorm office or a senior directly before paying.

The number of people per room affects daily life more than you expect: sleep, late-night studying, noise, storage. EIU states a maximum of 4 per room; TDTU has rooms from 2 to 8 people. If your timetable includes evening classes — for example TDTU's block 5 ends at 20:35 (per the 2025 handbook), and HCMUT's official period grid runs to 22:10 (period 17, mainly for the part-time evening program) — then the gate-closing time and the procedure for late return are the first things to ask.

• Gate hours Opening and closing times, whether late return is allowed for classes or part-time work, and the permission procedure.
• Cooking Is there a shared kitchen, are hotplates/rice cookers banned in rooms, and what are the penalties.
• Utilities Included in the fee or charged separately by meter, and how it is split among roommates.
• Visitors & room changes Whether visitors may enter rooms, whether you can change rooms or withdraw mid-semester, and the refund policy.

Ask for the dorm regulations (usually handed out at move-in or posted on the dorm site) and read the penalties section first — that is the part you are most likely to run into.

Finding a room near campus: pick the area by the campus you actually attend

The most common mistake when looking for a room near campus is renting near "the university" only to discover it is a different campus. HCMUT is the clearest example: campus 1 at 268 Lý Thường Kiệt (former District 10, now Diên Hồng ward) is mainly for upper years and graduate students, while first and second years take general courses at campus 2 in Dĩ An (former Bình Dương, now part of HCMC) inside the VNU-HCM university village. When people search for rooms near Bách Khoa in Thủ Đức, they mean this university village on the Thủ Đức–Dĩ An border, which is completely different from rooms around Lý Thường Kiệt.

UEH has many sites: A (59C Nguyễn Đình Chiểu), B (279 Nguyễn Tri Phương), N (Nguyễn Văn Linh, Bình Hưng ward, former Bình Chánh) and others, with a shuttle between campuses (see the schedule at ktx.ueh.edu.vn) — check your first-semester timetable before settling on an area. Almost all HCMUTE regular classes are at 1 Võ Văn Ngân (Thủ Đức ward, former Linh Chiểu), so look around there. TDTU is at 19 Nguyễn Hữu Thọ, Tân Hưng ward (former District 7). EIU sits in Bình Dương New City about 40 km from central HCMC — do not rent downtown and commute daily; a Becamex Tokyu bus stops at the gate (regular fare 15,000 VND, student fare 8,000 VND per trip as published by the university — subject to change).

Two notes when searching. First, administrative boundaries changed on 1 Jul 2025 (districts and Thủ Đức City were abolished and new wards created), but rental listings still use the old names — search with both (e.g. "Linh Chiểu" and "Thủ Đức ward"). Second, rents vary by area and year and rise during the August–September enrollment season; this article deliberately gives no figures because they go stale within months. The right way to compare is to look at several listings in the same area at the same time and at the total cost (rent + electricity + water + internet + parking), not just the rent.

Student rental scams: warning signs and how to protect your deposit

Enrollment season is scam season. Common tricks: a listing with nice photos and an unusually low price that asks for a "holding deposit" before viewing; a poster who is not the owner but a broker who charges a viewing fee and vanishes; a real landlord with only a verbal agreement who invents reasons to keep the deposit when you move out; fake "freshman" Facebook groups luring students into sending money. Before trusting any "freshman" group, cross-check with the university's official channels (.edu.vn website, student email, class Zalo set up by the university or faculty).

About the deposit: there is no standard amount; what matters is that everything about the deposit is in writing — the sum, how many months of rent it equals, refund conditions, and the notice period before moving out. If the landlord demands the deposit before signing a contract, refuses to show ownership documents, or will not write a receipt, walk away no matter how nice the room is.

• No viewing, no transfer Do not transfer anything — not even a "holding fee" — before visiting the room in person and meeting the landlord.
• Verify the owner Match the landlord's ID with the property papers; ask tenants next door who the real owner is.
• Written contract Handwritten is fine, but it must state the rent, deposit, utility rates, term, refund conditions, and both signatures.
• Deposit receipt With date, amount, and signature; ideally pay by bank transfer with a clear memo as evidence.
• Photograph the condition Photograph the room, utility meters, and furnishings on move-in day so you are not charged unfairly on move-out.
• Official channels An unfamiliar "Class of 2026 freshmen" group asking for money is a scam sign; verify the university's channels via its .edu.vn website and student email.

Far below the area's going rate + pressure to transfer a deposit fast + no in-person viewing = three signs that are enough to skip that listing.

Sharing a room and monthly living costs in HCMC: how to budget

Sharing a room is the most effective way to cut rent, at the cost of living with someone else. Find a roommate in decreasing order of trust: classmates or same-year students you have met, seniors from your hometown or department, official class, faculty or university groups, and only last, open online groups. Before moving in, agree clearly by message or on paper: schedules, overnight guests, how utilities are split, whose name is on the contract, and what happens if one person leaves early (how the deposit is handled).

As for monthly living costs in HCMC, this article gives no single total because it varies too much by area, eating habits, and transport — any figure would be wrong for half the readers. Instead, use the six-line table below: the example column only contains figures verified from university documents; fill in the rest with your real spending after the first month. By month two you will have a budget that fits you, better than any estimate table online.

• Agree beforehand Sleep hours, late-night study, guests, cooking, shared cleaning — write it down to avoid arguments later.
• Split transparently One person collects and pays, but utility bills and the deposit receipt must be photographed and shared with everyone.
• Exit plan Agree from the start: whether the person leaving early finds a replacement or forfeits their deposit share, and how much notice is required.
